Construction Manager- Paphos

Construction Manager

 (CM 9891V20PA)-PAPHOS

The Construction Manager is responsible for the overall coordination, supervision, management, and execution of all construction projects undertaken by the Company.

  1. Project Execution & Site Management
  • Supervise and coordinate all ongoing construction projects of the Company.
  • Ensure that works are carried out in accordance with approved drawings, specifications, and quality standards.
  • Monitor the daily operations of construction sites.
  • Supervise, guide, and coordinate Engineers and Site Supervisors/Foremen.
  • Identify and promptly resolve technical and operational issues.
  1. Planning & Scheduling
  • Prepare and monitor project schedules for all ongoing projects.
  • Ensure that project deadlines and milestones are met.
  • Coordinate the sequence of works and allocation of resources.
  • Identify and report potential delays in a timely manner and recommend appropriate corrective actions.
  1. Cost Control & Procurement
  • Obtain and evaluate quotations from subcontractors and suppliers.
  • Ensure that all quotations are based on a clearly defined scope of works.
  • Prepare comparative quotation tables for Management approval.
  • Participate in negotiations with subcontractors and suppliers.
  • Monitor construction costs and identify and report any deviations from the approved budget.
  1. Measurements & Technical Documentation
  • Review and/or prepare measurements and quantities for quotations and subcontracting works.
  • Ensure that all drawings and technical information issued are accurate and up to date.
  • Coordinate with consultants/designers and monitor outstanding matters and ongoing technical works.
  • Review the practical implementation of drawings and identify potential construction difficulties or technical issues.
  1. Payment Certificates & Financial Control
  • Verify completed works before any payment is processed.
  • Prepare payment certificates based on actual progress achieved.
  • Review subcontractors’ invoices against the agreed scope of works and the work actually completed.
  • Submit payment recommendations to Management for approval.
  • Ensure that no payment is made without prior verification and approval.
  1. Team Coordination & Reporting
  • Manage and coordinate Engineers and Site Supervisors/Foremen across all projects.
  • Provide guidance and monitor the performance of the project team.
  • Ensure effective communication between construction sites and Management.
  • Prepare and submit regular progress reports for all projects.
  1. Quality Control
  • Ensure that all construction works meet the required quality standards.
  • Monitor and minimize construction defects and outstanding snagging items.
  • Implement and follow up on corrective actions where required.
  1. Compliance & Health and Safety
  • Ensure compliance with applicable regulations, permits, technical requirements, and approved procedures.
  • Coordinate with relevant authorities where required.
  • Ensure that health and safety requirements and procedures are properly followed across all construction sites.
  1. Authority & Limitations
  • Responsible for the execution, coordination, and monitoring of all construction projects.
  • Final approval for budgets, contracts, and payments remains with Management.
  • No financial commitments or obligations may be undertaken without prior approval from Management.
  1. Support in Client Communication
  • Provide technical support to Management and/or the relevant Company representative on construction-related matters.
  • Participate in client meetings where required, particularly on technical and construction-related issues.
  • Provide clarifications regarding project progress and execution of works.
  • Work closely with the relevant Company representative to ensure the proper management and resolution of client requirements.

Working Hours: The working hours are as follows:

  • Monday to Thursday: 08:00 – 13:00 and 14:00 – 17:30
  • Friday: 08:00 – 14:00
  • Saturday: 09:00 – 13:00

 

Remuneration – Benefits:

-3.600€ -4.000€ Gross salary (based on previous experience)

-13th salaries

-Bonus
